Lakeview Terrace Retirement Community
Independent Living Units Expansion at Lakeview Terrace
Altoona, Florida

Phase 4 of the community's expansion includes construction of new villas and an additional tower to expand the community's independent living residences. This expansion also includes a new clubhouse that houses two assembly areas, a 309-seat dining room, two themed beverage lounges, and a central kitchen to serve the entire campus.

ZHA has provided services for the modernization and expansion of Lakeview Terrace Retirement Community on an on-going basis since 2007. Previous expansion projects include a skilled nursing facility, an exercise pool and fitness center, a 50,000-SF ILU tower, 41,000-SF of ILU villas, a waste-water treatment facility, and roads and utilities improvements.

ZHA worked with Community Supports, Inc. (CSI), the not-for-profit owner of Lakeview Terrace to develop a modernization and expansion plan to position the community for future growth in the expanding senior living market. ZHA has managed all aspects of the expansion program, including master planning, planned development approval, design, site environmental and storm water permitting, Certificate of Need approval, building permitting, financing, construction and coordinating with FDOT, Florida DEP and St. Johns River Water Management District.

As the Owner's Representative for CSI, ZHA has assisted the land owner with securing the finance Bonds, staff has packaged scopes of work and provided necessary documentation and information so that funding is released when needed and has helped develop the required reporting.
